Project Programming
Programming is about listening. It is the assignment of the Architect to gather and absorb all the various forces acting on the project. After review of all pertinent information that had been developed in the course of establishing the project site, scope, budget, and any preliminary planning, Holland Basham Architects will interview the designated representatives to establish the program of space needs for the project.

The key to successful programming is a strong involvement and commitment of the client. We know that it is our client who understands the unique operating characteristics of their own facilities as they relate to their business needs. The client can identify the goals and history of the organization that need to be understood by the design team. The benefits of this experience and expertise are invaluable to the programming process. We have found that if the client provides a representative that is present in each programming work session, the effectiveness of the program will be greatly enhanced.

Blocking/Stacking and Schematic Design
After completion of the space program requirements, preliminary blocking and stacking diagrams will be developed and reviewed with the client.  Alternatives will be developed based on the criteria established by the program. Workflow analysis and adjacency requirements will be shown to facilitate the presentation of the designs.

General Contractor Selection 
Holland Basham Architects has experience in many alternative design and construction delivery methodologies.  We work with our clients on establishing the most appropriate option (i.e. design-build or full bid-build) for each project and subsequently selecting the most qualified General Contractor.

Design Development
We feel that the design development phase is the most critical part of the design work.  All major project decisions will need to be made during this phase.  A high level of interaction with the client and user groups will be required to ensure the success of the Design Development phase.  If a General Contractor has been assigned to the project at this point, we will welcome their input in order to facilitate a successful project result.  We will then produce a set of documents that will establish the overall design concept and layout and finish selections. 

Construction Documentation
The major strengths of this process are communication and the creation of superior documentation. These documents are instruments of communication. Accuracy and completeness is the approach. The documents must coordinate the work of many entities: mechanical/electrical/plumbing (MEP), fire protection (FP), furniture, equipment, signage, security, data/communications, and audio/visual, just to name a few. A comprehensive set of documents will be created to allow for successful and efficient construction of the project.

Construction Administration
Holland Basham Architects will perform services to facilitate the construction phase of the project on behalf of our client.  These services will consist of the following:

  • Regular site visits to review progress and provide control.
  • Review shop drawings.
  • Review change orders for the Owner's approval.
  • Monitor change orders on an ongoing basis for budget and schedule impact.
  • Provide oversight of MEP/FP systems improvements, as well as the performance of other disciplines, during all phases of construction.
  • Develop a General Contractor's punch list and review progress towards its completion with the client's Project Manager.
  • Review the General Contractor's applications for payment

Field Investigation Services 
Holland Basham Architects can visit alternative project sites with a client to evaluate the relative merits of differing sites and issue a statement of feasibility based on the client's requirements.   On-site issues reviewed by HBA include the client’s high level plan, schedule and budget requirements, and the general quality of existing structure and fit-up all in terms of changes requested.  Existing building systems can be analyzed as needed providing recommendations based on the project budget.  A building code evaluation can also be completed during the site visit.

Comparative Existing Building Analysis
HBA can review information supplied by the client on alternative sites in order to develop a “short list” of potential sites to be evaluated.   The general quality of the existing structure and the level of improvements required to both the structure and the infrastructure have an impact on these recommendations.  As with all projects the implications of any client based standards will be considered.  A comprehensive report will be issued detailing the relative issues of comparison, scope of work and cost between short-listed sites. 

Budget and Schedule Development 
HBA will develop a preliminary construction cost estimate based upon the proposed prime site scope of work, including: necessary demolition, upgrades in mechanical and electrical systems and architectural renovations.  Assistance will be given to the purchasing personnel in establishing order of magnitude budgets for furniture and equipment needs. Based on their goals we will help to establish construction and relocation schedules for the prime site.
